​See your virtual house before starting your project. You need to imagine many elements of your newly renovated home; rooms, bathrooms, closets, kitchen, and even furniture types to go with your home. ​
Even more challenging is to show your vision of the new home to your family. You are lucky we live in a virtual world; at a small cost, thanks to the 3D software, you and your family can see all the details.
You can explore several plans, compare them, make small changes, explore expert opinions like home decorators. Kitchen layout and cabinet selection can be challenging. You can organize with the cabinet maker to combine their virtual cabinet design with yours. Finally, kids can select a  bedroom colour by exploring virtual colours. 

Once you decided on the plan, the question remains who is going to do the work. You may hire a project manager who will take care of most of the work. However, you may manage yourself and hire a contractor to carry out the construction work. I find painting fun and relatively easy to master, so I end up doing most of the painting in my projects. You may find some of the projects interesting to do by yourself. Your trusted real estate agent can refer you to contractors in the area. 

How to estimate the price of the work? Architects and contractors are very good at estimating the cost of renovation. Contractors use software to enter the relevant information, including the cost of material, labour, demolition, material removal, and disposal. The total cost can increase with the type of material you'll consider, sometimes up to 2x even 3x the price.

​Based on the material selected, you can calculate the price per square footage and multiplying the price per square foot by the total area will give a reasonable estimate of the cost. You should also factor in the cost of borrowing money, project manager fee, and contractor fee if you decided to hire one.
