New construction upgrades, you should postpone for after closing. A good number of upgrades can wait until after closing. If you are up to it, you may do some of them yourself. I like painting, so any opportunity arises, I will take out my brushes and paint rollers and get to work. 
Now, if you do it yourself or hire a contractor, you'll save a lot of money. Builders charge a premium for the convenience of getting the work done for you. 

Here is a list of upgrades to do after closing.

  • Painting
  • Appliances
  • Lighting
  • Plumbing Fixtures.
  • Cabinet Knobs
  • Outdoor space
  • Crown moulding
  • Mirrors

 Painting is fun and relatively easy to do.  You can select the quality paint you like. You do not need to rush this one; bring samples home, paint the wall compare the colours and quality. Perhaps you can hold a family meeting to pick the colours, or everyone gets to choose their bedroom colours. 

Appliances must meet your needs: your cooking habits, family size, convenience. You can select the brand you desire, and likely you will save some money as well.  

Lighting selection takes time and patience. You actually do not blow the budget to get some suitable light fixtures. It would be helpful to read some articles or consult a professional to maximize your choice.  A well-lit home can make a big difference when you have guests over.

Cabinet Knobs are relatively inexpensive but make a world of difference in the overall look of the cabinet. Builders typically present limited options. You'll save money and have extensive options if you purchase them on your own. Installation is easy as well. 

The outdoor space perhaps needs an article of its own. The outdoor work includes a fence, a deck, patio, interlock work, garden, sod and more. It is beneficial to hold off the outdoor project because for the following reason:

  1. Both the building and some parts of the outside ground will settle. Particularly important if you plan to build a deck and patio. 
  2. You may find it beneficial to discuss some aspects of the work with your immediate neighbours, like fence and deck. 
  3. You may decide to have a professional landscape architect's opinion on the overall landscape design.
  4. You may complete the whole project within few years to ease the budget pressure. 

Crown moulding, in my opinion, is one of the most elegant and beautiful upgrades for any house. It makes the ceiling look higher, hides the angle where the wall and ceiling come together, reflects the light evenly in the room, and adds a sense of luxury.  However, it seems the general opinion is different from mine since crown moulding does not recover much value when the time comes to sell your house. If you decided to have crown moulding, it is better to have it done before painting. 

Mirrors. I have been to hundreds of houses as real estate agents; surprisingly, I have seen a few decent looking mirrors. Mirrors decorate the walls of bathrooms, and they are an essential part of every bathroom. Yet, many people pay little attention to the mirrors in the house. There are two reasons I can suggest you should buy your own mirrors. First, you'll save some money. Second, you may take the time to select the mirror that matches the design and enhance your bathroom's overall look.
