Why do I need a team of my own? Most of the subdivision builders are big corporations with a professional team comprised of attorneys, marketing team, sales representatives, and more. ​
They are working for the builder's best interest to get the best deal for the builder to protect the builder from legal matters. Moving forward, you need your team to represent your best interest and guild you to make the best decisions. We already talked out the mortgage broker; you also need a professional real estate agent with expertise in the new construction industry. Your real estate agent works for you and represents your interests. 

​The real estate agents play a crucial role in the process, from subdivision selections, lot selection, negotiations, decisions on cosmetics and so forth. Many big builders pay for the buyers' real estate agents, and they are, in fact, happy to work with them. The builders' objective is to sell the units and close the deals as quickly as possible. Working with an expert real estate agent works out the best for both sides of the agreement since the transaction goes through easier and professionally.

If you decided to visit the builders model home (showroom), you should indicate to the sales representative that you are working with a real estate agent. Ensure you keep in touch with your real estate agent if the sales representative asked you to fill out forms or sign any document. The builders are happy to work with your real estate agent. However, they would not appreciate introducing a real estate agent if you have already gone through some processes and signed paperwork. 


How do I choose the best Real estate agent for new home construction? The new construction market is only a small portion of the real estate industry; hence not all real estate agents have enough exposure. The work involved in the new construction is drastically different from pre-owned house sales - which makes it an excellent reason to make sure you find the right real estate agents. I can also give the best reason in the world to make sure you hire the right real estate agent that is peace of mind. The online search will provide you with many potential agents to choose from; you may also contact families and friends for a referral. You may narrow your search by checking the real estate agents' online presence like website, online reviews, and blog postings. Ask the real estate agents to contact some of their previous clients. Finally, ensure that their personality matches yours since you'll be spending a lot of time communicating with your real estate agent. 

How do I choose the subdivision location for me? The Greater Toronto area is one of the fastest-growing cities in North America. You'll discover, there are usually several subdivision sites generally in the outskirts of the city. You may have a clear idea of where you like to be; otherwise, make a note of the ones you are interested in. which one is for you? How do you choose one?  Here are a few interests to consider:
  • How long it would take you to commute to your job and if you are willing to do it for many years to come.
  • How far you'll be from the major highways, making a drastic difference in commute time and access anywhere in the city.
  • Having access to public transportation can be important for families with older children. 
  • The school board and the distance from the schools may be essential for you. For example, we have several school boards in Toronto, English Public, English Catholic, French-language Public, French-language Catholic.
  • The community around the subdivision usually takes a few years to develop fully. You may look into availability and travelling time for things like the shopping mall, major grocery store, hockey arena, library, restaurants, parks for kids.

Your house is your castle where you relax, take the joy of ownership, raise your family. For many, their home is also their most significant investment. You want to have the highest appreciation for your property in future. In the Toronto area, property appreciation can vary significantly in different regions and communities in the city, so you may consider your home's future value when choosing the subdivision. I cannot emphasize enough the importance of having the best real estate agent you can hire to help you make the best decision. ​
