Important Steps to know Before Selling Your Home, PART 1
Why do you need to understand your market before selling your home? My goal is to help you understand the planning required to make selling your home a trouble-free process. The first step is the importance of being familiar with your local real estate market, for example, the trends and the market condition. You want to be familiar with the market condition because depending on what market condition, either a seller's market, a buyer's market, or a stabilized market will ultimately determine the average days it will take to sell your home.  
Besides, understanding the market will prepare you for the negotiation process. It is crucial to work with your trusted real estate agent and understand the buyers in the market and the market conditions. Having planning in place, thinking it through beforehand will sure that you stay calm, relaxed, and collected in the negotiations, helping you get the best deal possible in any market condition.

How do you make a buyer feel at home? The second step is to make sure your home is uncluttered, depersonalized, and thoroughly cleaned. It is common-sense that clean home sells. The one that is not stuffy and smells fresh. Understandably, many sellers resist making changes to their homes for the sake of selling. I have had my share of talk with my clients in the many years as a real estate agent. I have explained that their home may feel and smell good for them as they have the ambiance designed for their comfort. However, many buyers may feel uncomfortable and uneasy when they come for a showing. We need to ensure that your home is clean so that it smells nice and it looks nice. 

You will be surprised how many pictures I have seen of houses for sale with dinner dishes on the table, beds not made, sink full of dirty dishes. It begs the question, what is going through their mind?

It is also essential to remove all family and personal photos. These photos will make the buyers feel uncomfortable because they are looking at someone else's home. That said, an impersonalized home is a better approach so the buyer may feel and imagine themselves living in that home.
