Important Steps to know Before Selling Your Home; Why should you consider staying away from home during the home showing? PART 3
Why should you consider staying away from home during the home showing? Selling your home can be inconvenient in many ways, such as keeping home in showing conditions all the time, ushering in odd times, avoiding cooking meals that do not smell as pleasing, showing on the weekends, and so forth. Regardless of how inconvenient it may be, you mustn't be present at home during the showing as a seller. 
For one, when the buyer (or the buyer's real estate agent) meets the seller, the seller gets the opportunity to ask questions. For example, what is the time frame you need to move out of your house? Have you purchased a property that you are selling your current home? Why are you selling your home? As innocent, these questions may appear, but depending on how you answer, it may reveal your motivation, like you are under financial or time pressure. Information is power, and in this case, the information will shift the balance to the buyer's advantage. Savvy buyer agents will take whatever they can get to turn the table around, and you will find yourself negotiating up a low offer.

Here are some of the questions a savvy buyer's real estate agent may ask. Have you ever had any leaks in the house, to your knowledge? Have you noticed Any leaks or humidity issues in the basement? This further emphasizes the importance of the seller's real estate agent role and, importantly, why the seller should not be available during the showings.

It is all about knowledge and negotiation when selling your home, and buyers' real estate agent is working hard to get the best deal for his client. Hence, as a seller, never underestimate a buyer's real estate agent's skills, and always hire the best real estate agent to work for you. Buying and selling a home is an emotional process for both sides. Albeit unintentional, close interaction between buyers and sellers can cause upset for one or both sides, a scenario that no one is the winner.

Another critical factor is when the seller is not home, buyers feel free to walk around the house and visualize their future living home. They won't feel like they're intruding on your schedule, and they'll take their time. My personal experience has been that the longer a buyer spends time in the house, the more likely they are to offer.
