Toronto Market Continues To Be Hot; Should I Buy Or Wait?
​For several years now, we all hear all around that the Real Estate market is too hot. We all hear the alarming warning that it is a bubble. Well, some have waited for a long time to finally ignore the warning sound and forge ahead to buy their dream home. On the other hand, many wait for the coming crash.
For several years now, we all hear all around that the Real Estate market is too hot. We all hear the alarming warning that it is a bubble. Well, some have waited for a long time to finally ignore the warning sound and forge ahead to buy their dream home. On the other hand, many wait for the coming crash.

Unwilling Buyers. Regardless of the market, some people are reluctant and find a reason not to buy. To make things worse, the longer you wait, entering the market becomes even more challenging. I can testify to this from my personal experience.  I have been a Real Estate agent in the Willowdale area for many years, and I have been working with many families that decided to wait for a market crash. Every year I will meet with some of them, and we’ll have a similar chat, and they tell me the market is still not good enough for them. It is not easy; you feel sidelined and left out of the market, and on the other hand, the hesitation in buying into a market that is too hot.

Buyers Immune to Market. Here is a different scenario; I have buyers who were buyers when the market was “normal” and buyers when the market is hot. It seems these sorts of buyers are immune to the pricing. For them, the idea is to find the best deal in any housing market. In any market condition, the market roles are always the same. What is different, you might ask? It is the strategy. Professional buyers have a plan to land the best deal in the current market.

In conclusion, the idea that housing prices will be back to where it was before is the most unlikely scenario. The roles of investing in Real Estate have not changed regardless of market condition, and most likely real estate agents will be calling the buyers that are ready and always in the game once a good deal is available.

​Real estate purchase is a long term investment. If you plan to hold the property long enough, perhaps seven-ten years, you may consider looking for a great real estate deal.
