Why you should be a respectful and collaborative seller? Selling and buying your home can be a very emotional process. It takes very little for people to move on the defensive side. A strong emotion for both sides to protect themselves and their belonging, and it is entirely normal. In reality, sellers want more money for their property, and buyers will do their best to buy the best property for their money. Both sides should lean back, relax and understand that this is the negotiation process; it is not the idea of them versus us. Well-informed sellers also are aware that sometimes you have to walk away from a deal. For whatever reasons, disrespect and irrational behaviour are not acceptable, and it is by no means beneficial for either side. Being respectful and cooperative during the negotiations and the closing process still is fundamental to the process. If you come across something that is not clear, ask as many questions as necessary to fully grasp the process; your trusted real estate agents' job is to make sure of that. The main elements of successful selling processes are respectful, communicative, collaborative, and honesty. Those are four key components to a successful negotiation and a successful closing process. So please be cooperative, and please don't look at it as them versus us. How do you make your home likable for everyone? A bright red colour in the master bedroom, dark green royal colour in the study or the accented pink in the kid's bedroom are exciting, and it is a great way to personalize your home. I personally like using such expressive colours as self-expression as I walked through many homes; it tells me a lot about that person. However, what I love may be what the buyer dislikes, putting it mildly. Your home is for sale, and many buyers will be visiting your home, likely we will never know what their favourite colour is. We can stick to the neutral earth tone colours that are neutral to the eyes and mind. Colours that many people can live with and are the most amenable to the majority of people. It is a good idea to speak to your real estate agents regarding the choice of colours and items in the house and be prepared to make the changes if needed. How to hire an experienced listing real estate agent? Experience makes all the difference in real estate; you want to have a real estate agent that is a master of the listing process and negotiation process. How do real estate agents get experience? What do we mean by experience? Experience is earned by the number of clients we represent and the number of successful closings. A real estate agent may have been in business for fifteen years, with only a few closings - despite being in business for a long time, the real estate agent may not have the number of closing experiences and dealing with clients. It is also essential to see if the real estate agent has a high number of closings consistently in the past many years of his/her sales performance. These days, an online search can tell a lot about a real estate agent, his presence online, his associations, his website/blog, his activity in a local neighbourhood, and his expertise in a specific area or city. Always check for the number of reviews and content. Online presence is not everything, but these days it tells an important story about the person you want to hire to sell your home.
